Booking Terms & Conditions

By making this booking you are entering an agreement with us. Rates quoted are correct only for the specific number of guests, nights and dates shown. Should you change the number of guests, dates or room nights, then the rates are subject to change.

Prices

We will accept a reservation when we have received the required deposit from you and we have confirmed your reservation. The tariff price of the accommodation is for room only. Full English Breakfast is available at an additional charge (sorry, breakfast is not available to non-residents). This does not have to be decided at time of booking, it can be agreed on check- in. You may cancel your breakfast the night before and no charge will be made. However if you fail to show for breakfast during the advertised times you will be charged the full cost. Your accommodation / balance payment is due on the last night of your stay.

 

Pets

Sorry no pets allowed.

 

Children

By making your booking, our agreement is a legal contract and your deposit is non-refundable.  You may cancel your booking up to 48 hours notice, but you will still lose your deposit. If you cancel on the day or fail to show you will be charged the balance of the full tariff for that night's stay. We would recommend that you take out cancellation insurance to cover this cost. To make a cancellation you must call us on 01469 531252. Bookings (with depsoits paid) made online and cancelled within the above time scale will incure a £10 charge to cover booking fees and banking fees.    

 

Cancellation

Arrival

At the time of booking please give us an estimate of your arrival time. Your accommodation will be available to you from 3pm on the day of your arrival, unless otherwise agreed.  We may not be able to access your room (if you arrive early) as this may be in the process of being fully serviced from the previous guests. If you plan to check-in after 9pm please agree this in advance.

 

Departure

Please be ready to leave your room by 10.30am on the day of departure, unless otherwise agreed.

Please remember to hand your room key(s) back to the proprietors on departure.

If you have lost your room key(s) a charge of £30 per room will be made to cover the cost of replacing two fobs and one room key.

If you have taken the room key with you on departure please return in the post using "recorded delivery service" (proof of posting does not ensure the key has been received by us, please only use recorded delivery). If we do not receieve the room key back you will be charged for the replacement.

 

Smoking Policy

We are a non smoking establishment, this includes e-cigarettes. If we find evidence of smoking in a room a charge of £50 will be made to cover the cost of a full deep clean. We do provide a heated smoking shelter near the garden for your use.

 

Room Availability

We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would, however, attempt to offer you alternative accommodation. If this was not possible or unacceptable to you, then we would refund all monies paid by you for the room. Except in exceptional circumstances, our liability would not extend beyond this refund.

 

Liability

We do not accept liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by negligent act by ourselves or employees or contractors whilst acting in the course of employment. You are responsible for any damage or loss caused to us or our property by your act, omission, default or neglect and you agree to indemnify us and to pay us on demand the amount reasonably required to make good or remedy any such damage or loss.
